We can offer a pay-at-close option to overcome the objection of clients not having enough money upfront. However, please note if your client doesn't have the funds to do these things up-front, a 15% service fee will apply for this option, and we will collect the money at the close of the sale.

Sometimes, if a seller doesn't have to write a check they are more inclined to say yes to making more money. We ask that this option is only used in extreme circumstances, but because we want to offer this service to everyone, we are willing to carry the funds until close. Your sellers will be asked to sign a contract stating that they will owe us the money at the close of the sale.
Here's a typical example:
Peterson and Plum pays our vendors for:
Flooring — $4,000
Paint — $2,000
Light Fixtures and Installation — $1,000
Total — $7,000 is being "carried" by us
Service Fee 15% — $1,050
We get paid at close — $8,050
The agent typically pays the $500 for our project management service and staging consultation fee as well as professional photos.
